It is not uncommon to come across homes that have poor drainage due to the fact that the home is built on a lot that lays flat. After speaking to the owners of the house we conclude that there used to be swales and slopping channels to assists the water in draining outward from the foundation. The typical thought process that goes through an owners mind is that the yard would look much nicer flat and maintenance would be easier on grass, so they flattened it.

If your foundation has swales or slopping channels, it is wise not to get rid of them unless you are 100 percent sure your foundation has a different drainage system built and being used before hand. Also if you do decide to level your yard, you may be voiding a builder's warranty that a new home has in the matter of draining.

Garage Tips:

No one would argue that remote controlled garage door openers are one of the niftiest, most convenient things about a garage. Unfortunately, it can be a bit of a pain when they stop working. So, what steps can you take to make sure your garage door performs day in and day out?

One of the easiest things you can do is routinely adjusting your garage as seen in the owners manual. Another quick tip for garage security is to lock it when you go away on trips, especially if your attic is located in your garage.
